Did you not think of that when you allowed your tenant to bring a dog into the house, especially given the allergies? Many rental agreements don't allow animals because of the mess they leave. Maybe your next agreement can omit animals? I would have held back any security deposit and used it to have the house cleaned so I could rent it again, if the former tenant refused to leave it as clean as they got it, save normal wear.
